We think of our business as a profession. The rigors of becoming a licensed appraiser have become more difficult than ever before. That's why it goes without question these days that real estate appraisal can certainly be considered a profession as opposed to a trade. As with any profession we are bound by an ethical code.

We have many responsibilities as appraisers, but first and foremost we answer to our clients. Normally, for a typical residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Thereon, appraisers are typically restricted to only disclosing information to their clients, so as a homeowner, if you desire to obtain a copy of an appraisal report, you normally have to obtain it through your lender instead of the appraiser.

Other obligations include accurate figures appropriate to the parameters of the report, acquiring and sustaining a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at Bellairs Real Estate, we take these ethical responsibilities very to heart.

Appraisers will regularly need to consider the interests of third parties, such as homeowners, both sellers and buyers, or others. Typically the third parties are specifically defined in the appraisal report. An appraiser's fiduciary responsibility is only to those parties who the appraiser knows, based on the scope of work or other things in the framework of the assignment.

Appraisers also have duties outside of boundaries of clients and others. For example, appraisers must store their work files for a minimum of five years - something else Bellairs Real Estate makes a part of their standard routine.

Bellairs Real Estate holds itself to the industry standards and guidelines set in place for professional behavior. We refuse to accept anything less from ourselves. Doing orders based on contingency fees is not something we can consider. That is, we don't agree to do an appraisal report and collect the fee only if the loan closes. Anyone should be able to see that inflating a value to achieve essentially a bigger paycheck is unethical! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice also describes unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be assured we are going above and beyond to get you an accurate home or property value.
